Is this the same as an ASTM property condition assessment?

Not necessarily. This service is a custom-scoped visual commercial property inspection. ASTM E2018 property condition assessments have separate requirements. If your lender, attorney, or investment criteria require ASTM E2018, tell us when requesting the quote so we can confirm whether Upspect can provide the required scope or help identify the appropriate next step.

How long will the inspection take?

The time required depends on the property’s size, complexity, occupancy, access, and agreed scope. Upspect will discuss scheduling expectations while preparing the written scope and quote.

When will I receive the report?

The report delivery date is confirmed in writing with the quote. Timing depends on the property's size, complexity, number of buildings, reporting requirements, and whether additional research is included. You will know the expected delivery date before approving the inspection.

Can I book a commercial inspection online?

Commercial inspections begin with the quote form, a call, or a text. Upspect reviews the assignment before confirming availability and providing a proposal.

Should I attend the commercial property inspection?

Attendance expectations depend on the property, occupancy, access requirements, and agreed scope. When appropriate, Upspect can discuss the most useful time for the client or representative to be present, including whether an end-of-inspection walkthrough is available.

What is not included?

A standard commercial property inspection is visual and non-invasive. Engineering, destructive testing, environmental assessment, code-compliance certification, accessibility compliance, fire-system certification, and specialized equipment analysis are not included unless expressly identified in the written scope.
